My selling approach · La Cañada & the Foothills

Price with purpose. Attract motivated buyers. Protect your net.

I’m Travis Buhl. My goal is to put your home in a strong position from day one—with thoughtful pricing, compelling presentation and negotiation focused on what you keep at closing.

The pricing strategy

Give buyers a reason to act.

Buyers compare your home with everything else they can purchase. A well-supported price helps the right buyers recognize its value, schedule a showing and consider making an offer. When several qualified buyers see that value at the same time, competition can strengthen your negotiating position.

An ambitious asking price alone cannot create demand. Starting above what buyers will support can limit activity and extend your time on the market. Pricing correctly also doesn’t mean automatically choosing the lowest price—it means making a deliberate decision based on your home, the competition and current buyer behavior.

The asking price starts the conversation. Buyer response tells us whether the strategy is working.

From first conversation to closing

How I list and sell your home.

01

Understand your priorities

We start with your timing, financial goals and what comes next. I listen for the concerns behind the decision to sell, then build a plan around the outcome that matters to you.

What you receive: A clear definition of a successful sale.

02

Price for the buyers in your market

I study relevant sales, pending activity, competing listings and your home’s condition, setting and improvements. Together, we choose a price that makes sense alongside the alternatives buyers are seeing and the price ranges they search.

What you receive: A supported asking price and an agreed plan for reviewing the response.

03

Prepare with a purpose

My construction background helps us prioritize repairs, presentation and disclosures. We weigh preparation costs against their likely benefit, then coordinate photography and property details so buyers can understand the home’s value.

What you receive: A focused preparation plan before the listing goes live.

04

Launch for meaningful activity

I coordinate the listing, photography, Compass marketing, agent outreach and showing access. The goal is to reach qualified buyers while the home is fresh to the market and make it easy for interested buyers to take the next step.

What you receive: A coordinated launch with clear, consistent positioning.

05

Listen to the market and respond

We review inquiries, showings, repeat visits, agent feedback and offers. If interest is weak, we examine price, presentation, exposure and access together. I bring you a recommendation based on the evidence, and you decide how to proceed.

What you receive: Regular communication and informed adjustments.

06

Negotiate and protect the closing

I work to understand a buyer’s priorities and ability to perform, then negotiate price and terms around your goals. After acceptance, I manage communication, inspections, appraisal and deadlines to help protect the agreement through closing.

What you receive: A clear comparison of offers and direct guidance through escrow.

The conversation matters

Listen closely. Understand motivation. Negotiate deliberately.

My approach draws on the communication principles of Chris Voss and Steve Shull, coauthors of The Full Fee Agent. I apply those ideas through careful listening, direct conversations and a clear focus on your priorities.

Understand before responding

I acknowledge concerns and work to understand what matters to each party. Recognizing a buyer’s perspective helps us respond thoughtfully while protecting your interests.

Ask questions that move the sale forward

Thoughtful “what” and “how” questions help clarify workable terms: What would make this closing timeline feasible? How will the buyer address a financing concern? Clear answers help us assess whether an offer can perform.

Keep decisions grounded

I explain the options, tradeoffs and market response candidly. You stay in control of pricing, concessions and offer acceptance, with a recommendation you can evaluate.

The outcome that counts

Evaluate what you keep—and what it takes to close.

Estimated proceeds

Compare the price after credits, agreed costs, loan payoffs and other deductions using an estimated seller net sheet.

Buyer readiness

Review financing, proof of funds, contingencies and appraisal exposure alongside the offer amount.

Timing and certainty

Consider your move, carrying costs, possession terms and the risk of having to return to the market.

My objective is the strongest achievable net result for your circumstances. Pricing and negotiation improve our position; the final outcome depends on the property, market conditions and the offers buyers make.
